As the Marketing Manager, you will play a crucial role at GHP. Your mission will primarily focus on managing GHP’s Portfolio Marketing and advertising efforts.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

Included are the following but are not limited to the job specifications contained herein, other duties may be assigned.

Marketing Strategy and Execution:

  • Analyze industry, market, technological, and competitor trends to inform strategy.
  • Develop comprehensive marketing and outreach plans for all communities.
  • Closely manage marketing efforts for lease ups and special projects.
  • Act as the liaison between properties and marketing management.
  • Train teams on Marketing initiatives, systems, and programs to ensure execution.
  • Establish KPIs for campaigns and initiatives, reporting on progress and outcomes.
  • Manage marketing vendors, agencies, and partners.

 Lead Generation and Management:

  • Implement innovative lead generation strategies to drive qualified leads.
  • Work closely with leasing teams to align marketing efforts with conversion goals.
  • Utilize CRM and analytics tools to track, optimize, and manage leads effectively.
  • Conduct A/B testing to refine strategies and improve performance.
  • Create and assess lead nurturing activities, including drip campaigns.

 Branding:

  • Maintain consistent branding across all touchpoints and assist with design via Canva.
  • Coordinate ordering and installation of signage and marketing materials.
  • Ensures on-site execution of brand image, marks, and experience.
  • Audit websites, collateral, ILSs, and ads for accuracy and presentation.

 Reputation Management:

  • Generate positive word-of-mouth, press, and client reviews.
  • Oversee reviews and surveys to ensure timely responses. Respond as needed.
  • Develop and lead reputation management initiatives.
  • Lead listing management efforts.

 Lifecyle Marketing:

  • Manage the client lifecycle from Prospect to Resident Experience.
  • Implement and manage systems and strategies to retain and convert clients along all touchpoints and phases of the client journey.
  • Develop and sustain engagement through resident events, reward programs, etc.
  • Partner with the Content Manager on initiatives to increase conversion and retention.

 Advertising:

  • Develop, implement, and oversee marketing campaigns.
  • Expertise in traditional advertising, including print, mail, and out-of-home, etc.
  • Proficient in digital marketing, including SEO/SEM, PPC, geofencing, OTT, email, etc.
  • Manage major ILS networks and partnerships and ensure accuracy of advertisements.
  • Ensure Craigslist advertisements are posted in accordance with company policy.
  • Collaborate with the Content Manager to develop and manage paid social media ads.

PROFESSIONAL REQUIREMENTS:

  • Minimum 3 years-experience as a Marketing Manager.
  • BS/BA degree in Marketing and/or related field preferred.
  • Experience with CRM Management and Media Planning.
  • Experience with SEO Management Platform, such as SEMrush, preferred.
  • Analytical mindset with proficiency in data analysis tools and reporting.
  • In-depth experience with marketing reporting and analytics.
  • Proficient in MS Office Suite.

PHYSICAL REQUIREMENTS:

  • Must be able to regularly travel to multiple property locations as well as company meetings and conferences which may include air travel.
  • Frequently move/traverse, ascend/descend stairs in/around apartment homes and community.
  • Occasionally lift/move/carry up to 25lbs with/without assistance.
  • Frequently lift/move/carry 5lbs.
  • Constantly communicate, converse and exchange information.
  • Ability to remain in a stationary position for extended periods of time.
  • Ability to observe details at close range (within a few feet of the observer).
  • Constantly operates computer and other office machinery.

Salary Range:  $70,000 - $80,000 Annually DOE.
